Definition of single family residential use?
March 24th, 2009 Posted by: admin
I’m considering buying a condo in Lake Tahoe. The CC&R contains the phrase that the use of individual Lots in the properties is hereby restricted to Single Family Residential Use. In no event shall a residence be occupied by more individuals than permitted by applicable zoning laws or governmental regulations.
No CommentsDoes this mean I cannot use the condo in a vacation rental program? Aren’t a lot of single family homes in Tahoe in vacation rental program? Does it mean that I cannot put more people than allowed in the zoning law or that I cannot rent it out at all as a vacation rental?
Thanks
Keith

As a property owner,I used to rent to Christian families but I dont anymore?
March 24th, 2009 Posted by: admin
I am not a Christian myself ,but I figured that Christains had some kind of standards like trust,a work ethic and respect for others property.Well my last Christain Family just moved out and trashed the house.I am going to rent to some filipinos. They seem to be more trustworthy.
Do you blame me if I dont rent to Christain families again?
actually ,I check references VERY carefully. For some reason ,ALL the christian families just are not who they seem or represent themselves to be
I do rent to foreigners such as Muslims and Filipinos.Generally speaking ,they seem to be better tenants and more respectful of property

How do you increase affordable workforce housing in a high growth, yet low wage, area?
March 24th, 2009 Posted by: admin
I live in St. George, Utah (the second fastest growing metro area in the country according to the US Census Bureau a few months ago). Thus, housing prices are high (not as bad as some parts of the USA) while wages are low. People who accept jobs here cannot afford to live here unless they have a lot of money coming into the area. The real growth industries are construction and service, and those usually aren’t that high of paying. To compound this problem, a lot of retirees with money retire here, Southern California cash out their equity in their Californian homes and move here with money, and investors with money buy properties to rent. That does not help the worker who has no money and not a high enough wage to buy a house. Many commute to Las Vegas about two hours away since wages are higher there. Any ideas on how to allievate this problem?

My aunt is in a nursing home, my mom (her sister) moved into her house. Can my mother live there rent free?
March 24th, 2009 Posted by: admin
I hold Power of Attorney for my aunt. My siblings are certain that my mom can live there rent free or I could just have her pay 1 penny. I heard that it has to continue to provide some revenue for my aunt. At least at fair market value. Who is right? thank you for any help you can provide.

Landlord has not fixed A/C yet, should I give him rent?
March 24th, 2009 Posted by: admin
Our A/C went out on a Friday, so I emailed my landlord and let him know that I think it just needs recharged. He didn’t respond for a couple days, and when my boyfriend called him his voicemail said he would get back “on the next business days”. I thought landlords were pretty much supposed to be reachable every day of the week. He responded to my email saying it would be fixed but still hasn’t been out and rent is due. Should I wait til he gets it fixed? My boyfriend thinks so….
I’ll definately pay my rent, my boyfriend overeacts way too much. Thanks for everyone’s advice! I am just worried about my animals more than anything since it’s in the 90’s this week.

Living apart once were married?
March 24th, 2009 Posted by: admin
Hi i was wondering if anybody can give me any advice or links about my upcoming marriage.
Basically my partner, whom i have 2 children with.and i are getting married 9 wks today.he works full time and i am a stay at home mum until the children go to school.he lives with his mum for the timebeing as i rent a house which is £600 a month (a dump for the price) therefore we are not required to claim together as not cohabitiang.
We were wondering were we stand once were married,my partner brings home £1000 a month,he pays £200 loan,£50 travel and £50 food for work a month, leaving him with £700.if he was to move in with me,it would be £100 council tax plus the rent, that would be his wages gone.which we could not afford to do.we are currently looking for a cheaper or council property (which will halve the rent) but the council says the situation is our problem and they wouldnt be willing to house us.what do i do as i want my husband and the kids want their dad living with us
I wish dadiza.i am not suprised there is so much benefit fraud in this country.we want to do everything legal but the goverment are making it impossible!
I know lioness i am more than happy to get back into work.have looked into it and it will cost £300 a wk to put the children in childcare i would have to pay 50% so i would be working for practically nothing.

What’s your opinion for renting? If two people share one room should they pay more?
March 24th, 2009 Posted by: admin
I live in a two bedroom with my bf and a friend. I was wondering what everyone thought. We split the rent by room, and the utilities three ways, does that seem fair?
I guess I wonder why we would pay more because if we paid much more we could live alone, which we would rather do.

Can you tell me how I can break a lease in Naperville, because my job downsized and my car is gone out?
March 24th, 2009 Posted by: admin
I have a 1 year lease on a apartment in Naperville.I My job downsized and I’ve been looking for work. I have a potential job offer scheduled to start for 6-19-06. However, my car’s in the shop and its not looking good financially or even if its repairable. I’ve checked to see if there is pace transportation there but there’s not. My rent was due by the 3rd of June, today is the 10th of June. I know the office is going to start precedings if I don’t get the rent in there asap and I will also have to pay court costs.I have not let the office know anything about my situation yet cause the car went out in the past 24 hrs.I know they have their rules. But I can’t get to work, cause of the car.Does anybody know how long I have before the sheriff will come to my door?Is there a place I can move to like a studio/1 bedroom while I get on my feet?If I try to find an apt no ones going to rent to me cause they think I’m not business worthy, but I am.Please respond especially apartment managers. Thanks
