What is the best way to ask my landlord about & negotiate apartment lease renewal at current rent?

I have leased my landlord’s condo for four years and we have an excellent relationship. However, he uses a real estate firm as the agent for his numerous rental properties, so we have only talked on the phone and never met in person. Should I write to him via email, which would be fine with him, send him a letter through the U.S. Mail, or call him? I have agreed to previous increases without attempting to negotiate, but the local market is flooded with available rental properties and I want to pay little if any additional rent at this time.

I’m getting ready to leave my apartment and rent a house with a friend. Is it better to rent from an owner or to go through a rental broker? Are the broker fees worth avoiding the hassle of dealing with an individual? Any ideas of where to start looking? (In northwest ga) Thanks!

is it okay to sublease for a higher amount than the original lease?

I was wondering if its okay/legal to sublease for more than the original lease? for example.. in a two/three room apartment.. I rent it out to two different people at 600 a piece, but my original lease was 1,000 for the whole apartment. And is there a contract needed for subleasing?

How to select suitable HUD and REO property to view?

I am looking for a home and income, lower price bracket, first time buyer, goal to buy apartment with another to rent out at a really good price with no structural repairs necessary. I have only the weekends to view any prospects. When I use a listings service to to make an initial selection, can anyone suggest a smart way to refine my search so I eliminate what doesn’t fit yet not eliminate so many that I don’t get a choice? Eg should I consider by age/year built?
Sorry, could have done that q. a little more clearly. Its the 2 units that I want to buy at a good price, not necessarily get top rental. I am single, no kids, have own transport, want to upgrade in say 3 to 5 years.

what exactly does a bachelor apt consist of? and what about a single apt? what is the difference?

i am looking to find a new apartment to rent, and i see ads for bachelor, single, studio. what are the difference between those kinds? is a single the same as a 1 bedroom?

ok…so im a senior in high school and I graduate in June. I plan on attending a community college that is 25 minutes from my house. I REALLY would NOT want to live at home because I will have a curfew NO MATTER WHAT.. and that just *****…I want FREEDOM…BUT it is the cheapest way to go…Another choice is I have some friends who might be moving into a small house close to my college..and rent wouldn’t be bad at all, but my brother thinks I wont be able to afford it all….. ANOTHER choice…(there are many) is my friend Bridget might live close to my college if she does then we could find another girl to live with in an apartment and rent would be pretty cheap…I work at a ford dealership so I don’t make much money..honestly …should I just stay at home until I can get a better job and make it living with someone else paying rent?? :(.. I just **** having a damn curfew 
but I know it would be much better because I wouldn’t have to pay for anything…but should I risk it and go live with other people trying to pay rent? PLEASE HELP… sorry this is a novel..im confused with 7686879 decisions on where im gonna live

What are the regulations/policies about 3 people living in a 2 bedroom apartment. How is rent figured?

I live in The Greater Los Angeles area. I’am a first time renter, and I have thought about trying to get into a house instead of an apartment. I really don’t know where to begin looking or if there are some programs that I don’t know about that benefit me and my family as first time buyers/renters.
