I got people inquiring on my house I put up 4 rent in the web, how do I select people to rent the house?

I got inquiries from other states, and would like to give them all equal treatment, at the same time I am worried that I might pick the wrong renter, who might have problems in paying rent later on or might trash up the place when they leave. I need someone who is reliable and will take care of the house like their own.

Can a renter place a mechanics lein on a rental property?

I have a tennant who is renting (with option to buy) a property of mine. He has consistently missed rent payments and when we threatened him with eviction, he threatened us with a mechanics lein for “improvements” made to the home (valued at ~$60k). He had no approval to make any modifications nor asked permission to do so. Is a mechanics lein possible?

Looking to buy a new house and rent out old house?

How do you go about getting a new mortgage when you are planning on renting out your old house? Does the renter have to be in place before you get the new mortgage? What if the rent does not quite cover the mortgage payment? I am just looking at options, as my husband has accepted a job in a different state. We need to sell our current home, but with the market the way it is, that may be impossible. What if we rent out the old home? I just don’t know how this all works…can someone help me?
