Does the California Security Deposit limit apply to privately owned condos?
October 5th, 2009 Posted by: admin
I’m planning on renting a privately owned, unfurnished condo in California, and the owner wants a $500 pet deposit on top of the security deposit, which is 2x the rent. The real estate agent working for the owner said that the security deposit limit of 2x the rent does not apply to privately owned condos. Anybody know if this is correct?

Currently renting 950/mo. Want to buy a home for 250k and rent it out for 1600/mo. Good idea?
September 26th, 2009 Posted by: admin
Cant decide if we should buy a home or not. We currently pay low rent compared similar properties. We pay $950 whereas similar homes rent for $1700+. We have the down payment and can afford a %250k+ home. Just wondering if we should buy and live in it or buy and rent it out? Which is a better idea?

Renting in Dubai, can the landlord increase the rent after the first year?
September 23rd, 2009 Posted by: admin
I’ve read in the Gulf News that the government has limited rent increases in Dubai to 5% this year. I’ve heard a rumour that rent can’t be increased after the first year of a tenancy. Is that correct?

I rent privatley from a company, can I rent a room out or do I have to ask them and do they then get on lease?
September 23rd, 2009 Posted by: admin
I am struggling financially with renting in my current situation, as a last resort I would like to rent out my spare room. In england do I have to ask my landlord, or can I do this as an agreement from myself to the tennant? If I do have to ask the landlord, does the tennant renting from me then have to go on the lease? Any help appreciated, thanks.
privately through a agency.

Thanks So I need to see if it mentions subletting. If it doesn’t I can, If it does I can unless it says no subletting. If it says no subletting could check with the landlord but he could say no, or if he says yes he would add to lease.
If I can sublet ok, any ideas on how I would draw up an agreement with lodger and legal rights etc.. so I don’t get robbed or walked over?
Thanks for you help.
just checked lease, says no subletting, bugger, thanks for your help.

How likely is it that tenants can assume the loan on the rental they are living in when landlord is in default?
September 17th, 2009 Posted by: admin
My husband and I rent a house in CA, we just found out that our landlord is in pre-forclosure and the house has been listed for short sale. We have not been notified by anyone about this situation. We found out by searching our address on the internet. And during our search we found that our landlord’s other home that they occupied has forclosed. What are our options, if any, on negotiating on assuming the loan that our landlord is in default of, on the home we are renting?

Does a tenant have to pay all back rent owed before renewing lease?
September 12th, 2009 Posted by: admin
I am renting out my house and the tenant is behind on rent? They want to renew a month to month after their lease is up? They said that they don’t need to pay all the money as long as they are paying some money.
